<title><![CDATA[Rutland Building (203) - Air Testing - 22nd May 2026.

<description><![CDATA[<h3>Description of the Works</h3>
<p>Rutland Building - Room 006</p>
<p style="line-height: 15.0pt;"><span style="font-family: Segoe UI, sans-serif;"><span style="font-size: 14px;">Air testing in p<span>reparation</span> for flooring work.</span></span></p>
<p>Within room 0.06 the flooring has sunken where a floor duct passes underneath and will require replacement. The duct contains some type of insulation which requires testing for asbestos. The engineer will require the room to be unoccupied during the testing day. Air tests will be carried out before the room can be declared safe for staff to return. The work will only occur in room 0.06 and other rooms will still be usable. We have chosen Friday 22<sup>nd</sup> May as many staff work from home and the following Monday is a bank holiday.</p>

<title><![CDATA[Whitworth Energy Centre/Hub - Hot water repair - 13.05.2026.

<description><![CDATA[<h3>Description of the Works</h3>
<p style="line-height: 15.0pt;"><span style="font-size: 10.5pt; font-family: 'Segoe UI',sans-serif;">A leak has been identified on one of the hot water cylinders and requires urgent attention.</span></p>
<p style="line-height: 15.0pt;"><span style="font-size: 10.5pt; font-family: 'Segoe UI',sans-serif;">The affected cylinder will be isolated and drained to allow the repair works to be carried out. This will not impact services, as the system consists of three cylinders. Once the repair is complete, the pipework will be reinstated and the system refilled.&nbsp;</span></p>
<p style="line-height: 15.0pt;"><span style="font-size: 10.5pt; font-family: 'Segoe UI',sans-serif;">All works are expected to be completed within the same day, and no disruption to other services is anticipated.</span></p>

<p>This is the third fire alarm visit for the testing year (October 2025 &ndash; September 2026) set out by the University's schedule, and requires a visit of silent testing preceded (or followed) by <strong>LIVE TESTING</strong> which will involve activating <strong>all sounders and fire interfaces in the building(s)</strong>.</p>
<p>During the <strong>LIVE TESTING</strong>, all sounders will be activated. BTS will be wearing ear defenders, but cannot supply them to all the occupiers of the buildings. The building does not need to be evacuated, but can be if the occupiers so wish. <strong>All</strong> interfaces will be activated which mostly (but not limited to) action BMS links and door closures. There can be <strong>no exceptions</strong> due to the requirements of the tests. The alarms will be activated for a period of up to <strong>4 hours</strong> from the time stated below (in brackets) going around the building usually in alphabetical order of the Cores. There will be overlapping sounds throughout the Cores &ndash; this is part of the set up.</p>
<p>BTS can reset all plant/BMS systems in the roof plant rooms around the building using the available FM BMS reset keys, but cannot reset any individual systems belonging to tenants.</p>
<p>A period of silent testing will follow (or precede) this where a selection of input devices around the building(s) will be activated silently. This will not activate any outputs on the system. BTS will regularly monitor the system for any real fires and raise the alarm if necessary.</p>
<p>Once this notice has been sent, access will be assumed to have been granted to BTS for the dates/times and activations mentioned below UNLESS we are contacted prior to the date/time in question with at least three days' notice.</p>

<p>Electrical Testing of all electrical circuits within the building. Over the duration of the works all circuits will be turned off 1 at a time to carry out tests, each circuit will be off for no more than 20 minutes per circuit. This will mean lighting and power supplies will be affected for short durations of time.&nbsp; Full testing and inspection of the electrical installation is required to comply with The Electricity at Work Regulations 1989.</p>
